Planning & mobilization

From contract award, we prioritize early mobilization — confirming scope with owners, consultants, and trades, and building a baseline schedule the whole team can commit to.

We convene detailed start-up meetings with all key stakeholders to confirm scope, deliverables, and logistics. Our team meets individually with each trade to confirm manpower, equipment, and lead times for critical supply items. Once the start date is formalized, we confirm mobilization — site setup, safety orientation, temporary utilities, and sequencing of early works — so operations commence smoothly and efficiently.

Schedule & milestone control

Effective schedule management is foundational to project success. We use collaborative baseline planning, weekly look-aheads, and proactive recovery when conditions change.

At project inception, we develop a detailed baseline schedule with trade input — identifying critical path activities, material lead times, and milestones from mobilization through substantial completion. Site staff prepare weekly micro look-ahead schedules reviewed at trade meetings; the baseline is reviewed bi-weekly with owners and consultants. When delays arise, we deploy proven recovery strategies: re-sequencing non-critical work, fast-tracking compatible tasks, and adding resources where feasible — always with safety and quality intact.

Quality, coordination & technology

Quality is achieved through clear expectations, structured oversight, and accountability — supported by Procore, rigorous submittal control, and BIM coordination across trades.

Before construction begins, subcontractors are prequalified for experience, safety, and financial capacity. Our site team conducts daily inspections and coordinates with consultants to verify compliance with specifications. Shop drawings and submittals are reviewed before fabrication; RFIs, change orders, and deficiencies are managed through Procore for real-time traceability. Our in-house designer and mandatory BIM coordination — especially for mechanical, electrical, structural, and mass timber scopes — reduce rework and maintain build integrity.

Mass timber expertise

Mass timber is more than a material — it requires specialized logistics, protection, and craftsmanship. Our team delivers precision from delivery through erection to final exposed finish.

We employ just-in-time deliveries, protective packaging, and careful sequencing to limit weather exposure and handling damage. Dedicated staging areas and experienced mass timber trades ensure precision through erection. One Young Street — a landmark mass timber project completed through COVID-19 shutdowns — demonstrates our commitment to protecting installed and stored timber while maintaining schedule and quality. From clash detection through commissioning, we approach every timber structure with the care required to preserve its integrity, beauty, and performance for generations.
